Joint Agents

Working as joint agents with Brendons Auctioneers

We work closely with a number of Estate Agents and welcome all joint business. At one of our recent sales we paid out over £21,000 in commission to joint agents.

Brendons Property Auctioneers offer residential and commercial property throughout the UK for sale by public auction. The competitive environment that the auction room creates is still ensuring that successful sales occur. Our bi-monthly sales are held in a well-located Central London hotel and attract a wide-ranging audience of serious buyers. Our recent initiative to form the Capital Auction Group that is an alliance with two other London based auction houses, producing one large catalogue and carrying out back to back sales, ensures that a wider platform for the disposal of your clients lots prevails.

Whilst you may generally wish to sell a property in the traditional private treaty manner, there are instances whereby a sale by public auction is necessary. This could be due to the type of property, the client's circumstances and requirement for a very quick sale or both. There are traditionally certain types of lots that are suited to sale by public auction such as properties in need of repair, investments, ground rents, property with short leases, defective title, structural problems, properties or land / property with development potential or planning permission. We also find that probates, repossessions and liquidator sales are all major reasons why the sellers will prefer the certainty of an auction sale. It is also becoming more common in the current climate for owner-occupier properties to be sold at auction. In all instances we would be delighted to work with you and ensure that you earn a fee.

Another discipline to offer your clients is therefore the public auction route. In the first instance, please contact us to discuss the particular lot. We want to work with joint agents and as an independent firm, you will receive that dedicated personal response from the people in the know. Whilst we would require you to assist with local promotion of the lot and viewings, our commitment includes:

  • Commission is split on a straight 50-50 basis
  • The joint agent is paid within seven days of exchange (subject to deposit clearance), thus taking out the requirement to wait until after completion for payment.
  • Your details will be well promoted and advertised within the auction catalogue.
  • If the lot sold has any development or investment potential, the buyer will be recommended to you for this ongoing business. We do not require you to split any of these ongoing fees with us.

If you have any properties that may be suitable for disposal by this method then please contact us. We would be delighted to work with you.
